Curating Professional Real Estate Photos

A picture is worth a thousand words; in real estate, it is worth tens of thousand$.



Real estate photography is an art form that evolves over time. When I established my first real estate company in 2001, we had to create a photography division. Back then, the average listing featured only two photos: the front and the back. We were pioneers in our market, introducing virtual tours and the appropriate number of photos for each listing. Our approach to photography has since evolved, guided by web traffic, consumer click behavior, sales data, and most importantly, MLS data from unsold and underperforming listings. Here's what I've learned from this journey of evolution.


  1. They look at photos first; if they like them, they read the comments. Write comments accordingly.

  2. Less than 5% of listings need more than one photo per 150 sq ft living space.

  3. Don't "bury the lede." Buyers decide if they are interested in four or five photos.

  4. Photos must have a natural perspective

  5. There is a difference between architectural photos and listing photos.

  6. There is a difference between listing photos and vanity photos; they both have a place.

  7. Photos show what your agent thinks of the home.

  8. Your home becomes an aspirational purchase or a value buy by the tenth photo.

  9. Great photos and poor photos can both become viral.

  10. Not all professional photographers are equal.


Like everything in life, true success lies in the details. You don't have to understand 1-10, we do.
