August 2024 sales 1,267 at an average price of $600,015.00 (as of 09/04/24 10:30 am EST)



Sales down 214 units from August 2023, and 128 from July 2024.



18,490 showings of Wake County Properties in August 2024 is down 782 from July 2024 and 250 from August of 2023.



YTD Wake county has closed 10,839 homes vs. 11,106 in 2023 with average price up $26,000.00 thus far in 2024 to $582,243.00.



Quick take: market is sideways over all prices are increasing in certain markets segments and lagging in others. Some companies are seeing impressive growth others are not. Commissionable income is up in Wake County YTD.

68 homes sold for at least $25,000.00 OVER original ask in August 2024 while 290 sold for $25,000.00 under original ask. 



These are Wake County Numbers, the number in Durham, Orange, Chatham and Johnston (counties surrounding Wake), are not so solid sales are down 7%+ prices are up 2% YTD resulting in commissionable income decreasing $150,000,000.00 in those counties.
